1. Introduction & Agreement

Welcome to Rentoverflow (“we”, “us”, “our”). By accessing or using our website, you acknowledge that you have read, understood, and agreed to these Terms & Conditions. If you do not agree, you must stop using the website.

Rentoverflow operates solely as a directory and aggregator of rental property listings sourced from third-party websites and providers. We do not verify, control, manage, own, or endorse any of the properties displayed.

2. Not a Real Estate Agent or Broker

Rentoverflow is not:

  • an estate agent,
  • a property manager,
  • a letting agency,
  • a broker,
  • or a representative of landlords.

We provide informational listings only, with no involvement in rental contracts, negotiations, viewings, or transactions. All inquiries, agreements, payments, and communications between renters and property providers are strictly between those parties.

3. No Guarantee of Accuracy

All listings shown on Rentoverflow come from external sources. Therefore, we do not guarantee and are not responsible for:

  • accuracy of descriptions,
  • pricing,
  • availability,
  • photos or media,
  • amenities,
  • addresses or locations,
  • changes made by third parties,
  • errors, omissions, or outdated content,
  • fraudulent or misleading listings.

You acknowledge that all listings may be inaccurate, incomplete, or outdated, and you agree to independently verify all information with the property provider before making any decisions.

4. Use at Your Own Risk

You agree that use of Rentoverflow is entirely at your own risk. We provide listings strictly “as-is” and “as available”. We do not guarantee results, suitability, or outcomes, and we do not provide legal, professional, housing, or financial advice. Rentoverflow is for informational and research purposes only.

5. User Accounts

To use certain features, users may create an account and provide accurate information, including name, email address, and phone number. You agree to keep login details confidential and are responsible for all activity under your account. We may suspend or terminate accounts that violate these Terms or are involved in fraudulent or abusive activity.

6. Subscription & Payments

Rentoverflow offers subscription-based access with a 7-day free trial. After the trial period ends, subscription fees are automatically charged via Stripe, and subscriptions may renew automatically at the end of each billing period unless cancelled in advance.

By subscribing, you authorize Stripe to process recurring payments using your selected payment method. Subscription fees are non-refundable, unless required by UK law. You may cancel your subscription at any time via your account settings, but cancellation will not retroactively refund any charges.

7. Prohibited Activities

You agree not to:

  • scrape, copy, extract, or republish listing data for commercial use,
  • misrepresent property information or your identity,
  • attempt to bypass or interfere with security or technical protections,
  • use the website for unlawful, fraudulent, or abusive purposes,
  • interfere with or disrupt the operation of the website or servers.

We may take any appropriate action, including suspension or termination of accounts, in response to violations of these Terms.

8. Third-Party Links & Services

Rentoverflow may contain links to third-party websites or services. We are not responsible for the content, accuracy, policies, reliability, or practices of any external site or service. Your interaction with third parties is at your own risk and subject to their terms and policies.

9. No Warranty

To the fullest extent permitted by UK law, Rentoverflow provides no warranties of any kind, whether express or implied, including but not limited to warranties of accuracy, reliability, availability, completeness, non-infringement, merchantability, or fitness for a particular purpose. We do not guarantee that listings or services will meet your expectations, that errors will be corrected, or that the website will be uninterrupted or secure.

10. Limitation of Liability

To the maximum extent permitted by UK law, Rentoverflow shall not be liable for any indirect, incidental, consequential, special, punitive, or exemplary damages, including but not limited to:

  • loss of data or profits,
  • financial losses or missed opportunities,
  • property disputes or disagreements,
  • damages arising from reliance on listings,
  • service interruptions or technical failures,
  • unauthorized access to or use of your data.

In any case where liability cannot be excluded, our total aggregate liability to you for any and all claims arising out of or related to your use of the website shall be strictly limited to £1 (one pound sterling).

11. Indemnification

You agree to indemnify, defend, and hold harmless Rentoverflow and its owners, employees, and partners from and against any claims, liabilities, damages, losses, and expenses arising from:

  • your use of the website,
  • your reliance on any listings or information,
  • your interactions with third parties,
  • your violation of these Terms or any applicable law.

12. Termination

We may suspend or terminate your access to Rentoverflow at any time, with or without notice, if we believe you have violated these Terms or engaged in fraudulent, abusive, or harmful behaviour. You may delete your account at any time via your account settings.

13. Governing Law

These Terms & Conditions are governed by and construed in accordance with the laws of the United Kingdom. Any disputes arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the UK courts.
